Renting Process

1 Arrange for gas, electricity and EPC certificates

Gas safety - Make sure gas equipment supplied is safely installed and maintained by a Gas Safe registered engineer and have a registered engineer do an annual gas safety on each appliance and flue

Electrical safety – check the electrical system is safe, eg sockets and light fittings and all appliances supplied are safe

2 Market property and view the property

The property is added to our register and is accessed by all staff, advertisements are placed, particulars are produced and distributed to waiting tenants and the property is automatically placed on the internet with several portals for maximum exposure i.e. Rightmove etc.

Accompanied viewings to ensure that it is presented to tenants in the most effective and desirable way and to answer any questions that they may have about renting your property.

3 Accept the offer & take holding deposit

When a tenant wants to make an offer to rent the property we will contact you to confirm the details and any specific requirements. We agree these provisionally ‘subject to contract’ before we progress an application. The provisional details will include the rent payable, tenancy deposit due, planned start date, duration of the letting and any special requests or terms together with brief details of the prospective tenant’s current employment.

4 Carry out credit checks and complete paper work

All prospective tenants must fully complete a reference application form including their current employer and landlord. Additional enquires will be made if required from former employers and landlords and a personal referee. A credit reference agency will take up the references, including a credit check and the property will be let to them subject to their credit check approval and affordability checks.

5 Carry out any agreed work to be done to property

If the property is in need of any work, our in-house maintenance department will bring the property up to standards conditions and complete any agreed works.

6 Collection of rest of balance and registering of the security deposit

Sign the tenancy agreement, handover the keys & Move the tenants into the property
We will arrange to receive the first rent payment before the start of tenancy and, if we are collecting the rent thereafter, monthly on the same day of the month.

We will arrange to collect a tenancy deposit when your tenant signs the tenancy agreement and before the actual start of the tenancy. We will agree the amount of this deposit with you when we take instructions to market your property and subsequently register the tenancy deposit with The Deposit Protection Service.

7 Conduct check in inventory

An inventory and schedule of condition is produced by an independent Inventory Clerk prior to the commencement of the tenancy
